Design-Build Cost & Time Advantages

We work with our clients with in-depth cost information of civil engineering & planning costs, local permit and utility company budgets, and other necessary cost information including the cash flows for up-front costs to assist in a project financial analysis. We spend an inordinate amount of time to identify the direct building and site cost of the project, based on dollars per livable unit square footage. This number is important, as it is the GMAX contract amount Pacific West is willing to commit to for the construction of the project. At this point, with no out-of-pocket expenses, the client has extensive knowledge of the potential direct costs of the project for the entire design build process of planning, product and plans, permits, utility and cost of construction.

With our experienced team leadership, architects, engineers, design-build subcontractors and design professionals we can bring together a complete set of plans, specifications, finish schedules ready for submittal to the necessary governmental agencies in 90 to 120 days.

Our completion criteria for an average project of 250 units is 12 months from commencement of site work to issuance of last Certificate of Occupancy with sign off by all governing institutions and agencies. We consistently deliver the Clubhouse in month 6 and the first building is completed in week one of month 7 and subsequently a building every 10 days thereafter until project completion.
